Gas Safety Certificate
Annual gas safety inspection by a Gas Safe registered engineer — legally required.
Electrical Safety (EICR)
5-yearly electrical installation condition report — mandatory since 2020.
EPC Rating
Energy Performance Certificate with minimum E rating required to let your property.
Smoke & CO Alarms
Working smoke alarms on every floor and carbon monoxide alarms in rooms with fuel appliances.
Deposit Protection
All deposits must be protected in a government-approved scheme within 30 days.
Right to Rent Checks
