Annual legal protection
A valid Gas Safety Certificate (CP12) must be in place and renewed every year by a Gas Safe registered engineer. We arrange the inspection, store the certificate and serve it to tenants on your behalf.
5-Year mandatory testing
An Electrical Installation Condition Report (EICR) is required at least every five years. We book the test, manage any remedial work and keep your property compliant without you lifting a finger.
Energy efficiency compliance.
Your property needs a valid EPC, and minimum energy efficiency standards apply to lets. We check your rating and advise on any improvements needed to keep the property legally rentable.
Life-saving regulations
Working smoke alarms on every storey and carbon monoxide alarms where required are a legal must. We fit, test and maintain them as part of every tenancy.
